TCON Build Care

The relationship with the home continues after handover.

TCON Build Care is the long-term support program for every TCON home. Included with every build. A single named point of contact, the full digital documentation pack, maintenance guidance and trusted trade referrals.

Why TCON Build Care exists

The standard residential construction relationship ends at handover, with a defects period of a few months and then nothing. The client is left with a complex building that they did not build, a documentation pack assembled at the last minute, and no continuing relationship with the team that knows the home best. When something needs attention five years later, the client is starting from scratch.

TCON does not see this as an acceptable outcome for an architectural home. A home worth building well is a home worth supporting well, for as long as it is being lived in. TCON Build Care is the structure that supports the home after handover, with the team that built it.

What TCON Build Care includes

A single named point of contact. Every TCON home has one person assigned as the client's primary contact for any question about the home. Maintenance questions. Future work. Trade recommendations. Performance issues. The contact is named, current and direct. The client does not navigate a generic inbox.

The full digital documentation pack. The handover pack is stored permanently in the client's TCON Build Care record. Operating manuals, warranties, certification, as-built drawings, performance evidence, trade and supplier contacts, photos of services routing through walls and floors. The documentation is searchable and accessible whenever it is needed.

Maintenance guidance. Each home has its own maintenance profile based on the materials, systems and conditions of the build. The maintenance guidance is tailored to the home, not generic. Annual reminders for the items that need attention. Seasonal advice for the items that need preparation. Specific guidance for the materials that have specific care requirements.

Trusted trade referrals. Where work is needed on the home that TCON does not undertake directly, TCON refers to trusted trades that know the home or know the standard the home was built to. The client does not have to vet trades from scratch. The referral comes with TCON's view on the trade's suitability for the work.

A direct route back to TCON for future work. Where the work is something TCON undertakes, the client has a direct route back. Future renovations, additions or significant alterations on a TCON home are handled by the team that knows the home. The documentation supports the work. There is no start-from-scratch friction of engaging a new builder for a project on a home they do not know.

What TCON Build Care does not include

TCON Build Care is not a maintenance contract. TCON does not undertake routine maintenance on Build Care homes. The model is to support the client with the knowledge of the home, the trusted referrals for trades, and the team relationship that makes future work efficient. The actual maintenance work is undertaken by the client or by a trade of the client's choosing.

TCON Build Care is also not a substitute for the statutory warranties or the defects period. Those frameworks apply on their own terms. TCON Build Care is the longer-term relationship that sits alongside them.

How TCON Build Care is delivered

Build Care is run by the senior contract administrator who supported the build, supported by the project manager who delivered the project. The site manager remains available where their specific knowledge is needed. Tim Walker is involved at any point in Build Care where his attention is warranted.

The documentation record is maintained in BuildPass and Buildertrend, alongside the historical record of the build. Any future work on the home updates the record. The home accumulates a documented history that runs with it through ownership changes.

A note on ownership change

If the home is sold during the Build Care relationship, TCON makes the documentation record available to the new owner with the existing client's consent. New owners are welcome to engage TCON for ongoing support, future work or simply to inherit the relationship that the previous owner maintained. The home's documentation record continues regardless.

Why Build Care is included as standard

The simplest answer is that TCON treats long-term support of an architectural home as part of building one, not as a separate product to be sold afterwards. The home is the offer. Build Care is how the offer extends beyond handover.

The homes on this site, from Oak Home in Abbotsford with MRTN Architects to Scott Bungalow in Kew with John Say Designs, are the kind of homes Build Care exists to look after.
